South Florida properties rely heavily on HVAC systems throughout the year. These are common symptoms worth checking before arranging professional service.
1. Poor airflow
Symptoms: uneven cooling or heating and weak airflow from vents. Check the air filter, confirm vents are open and unobstructed, and look for obvious ductwork blockages.
2. Strange noises
Symptoms: rattling, buzzing, grinding, or banging. Check the outdoor unit for debris. Loose components, worn moving parts, or electrical issues should be evaluated safely by a professional.
3. Thermostat issues
Symptoms: inaccurate temperatures or unresponsive controls. Replace batteries where applicable and check the thermostat settings. Wiring and calibration concerns require qualified service.
4. Frozen evaporator coil
Symptoms: reduced airflow or warm air from vents. A dirty filter or restricted airflow may contribute, but the equipment should be inspected before continued operation.
5. Refrigerant leaks
Symptoms: reduced cooling capacity or ice on refrigerant lines. Refrigerant should not simply be topped off; the leak must be found and repaired before the system is charged correctly.
6. Clogged drain line
Symptoms: water leaking or pooling near the indoor unit. The condensate drain and pan may need cleaning and the drainage path should be confirmed.

Central air conditioning can underperform when rooms are closed off, airflow is disrupted, installation is incorrect, maintenance is neglected, or the refrigerant charge does not match the manufacturer’s specification.
Before arranging service, check fuses or circuit breakers and allow the unit to cool briefly before resetting a breaker. If a compressor stops during extreme heat, a high-pressure safety may have tripped; service access and diagnosis should be handled carefully.
Refrigerant leaks
Low refrigerant means the system was undercharged or has a leak. Adding refrigerant alone is not a repair. A trained technician should locate the leak, verify the repair, and charge the system to the manufacturer’s specification.
Inadequate maintenance
Dirty filters and coils reduce performance and can contribute to premature compressor or fan failure.
Electric control failure
Compressor and fan controls can wear out, especially when oversized equipment cycles frequently. Corroded wiring, terminals, connections, and contacts should be checked during professional service.
Sensor problems
Room air conditioners may cycle erratically when the thermostat sensor behind the control panel is displaced. The sensor should sit near the evaporator coil without touching it.
Drainage problems
In humid conditions, verify that the condensate drain is clear and draining properly. Room units may also drain incorrectly when they are not level.
